I'm Ryan Aweida. I run Landline LLC out of Scottsdale, Arizona. It's me, my truck, and a lot of county records.

I got into land in 2018 with a 60-acre piece of raw ground in Broomfield, Colorado called Dillon Pointe. I acquired it, worked through the city's housing, parks, open space, and economic development departments and the neighbors, got it fully approved as a mixed-use neighborhood with a range of housing types, including dedicated affordable homes, and a small commercial corner, and sold it to a homebuilder. They're still building it today. That project taught me most of what I know about how cities actually make decisions, and how long it takes.

Landline is where I do the same thing here, mostly in Maricopa County. I look for vacant land that could be worth more with the right approvals, buy it directly from the owner, take it through the county or city, and sell it to a builder or developer. Between land deals I renovate and resell homes in the Phoenix area, which keeps the lights on while the land work takes its time.

I'm a member of the Urban Land Institute in Arizona and sit on its Community Development Council. I went to the University of Colorado Boulder. Before land, I spent six years building Game Only Sports, a company that gave kids and adults a place to play in organized pickup games, and eight years as an account manager at a metal fabrication company. Both taught me the same thing: people would rather deal with someone who answers the phone than with a company.
