Because of the land, not because of anything about you. I look at county records for parcels of a size and location I can work with, and I write to the owner. That's it. If you own more than one parcel out there, you may get more than one letter.
No, and I know that's what everyone says. Here's the difference. Most of the mail you get is from people who want to put your land under contract cheap and sell the contract to someone else. I don't do that. I buy the land myself and I do the work to make it worth more. That's why I can usually pay more than the wholesalers.
Because I haven't seen your land yet, and any number I put in a letter would be a guess made to get your attention. I'd rather you tell me what you're hoping to get. Then I go do the homework. If I can make your number work, I'll say yes. If I can't, I'll tell you straight and we're done. No haggling by mail.
Mostly vacant land in Maricopa County, Arizona, 5 to 160 acres, though I'll look at bigger and smaller pieces. Farmland, desert, ground with an old well, ground with legal access problems, ground the family has been arguing about. I also buy in parts of Colorado and Texas.
I take it through the county or city process to get it approved for more than it's approved for today, and then I sell it to a builder or a developer or another owner. Sometimes that's splitting a parcel into a few pieces. Sometimes it's a full rezoning. It takes a year or two or three.
Tell me. Those are usually the reasons a piece of land finally sells, and I've dealt with all of them. A messy situation doesn't scare me off; it just changes how we structure it.
There's no broker in the middle, so there's no commission. I pay my own closing costs. What we agree on is what you get, less whatever you owe on the land.
As fast or as slow as you want. If you're ready, I can close in a few weeks. If your family needs a year to sort things out, I can wait. I work alone, so there's nobody else's schedule to wait on.
