What I buy, and what I sell

Vacant land, 5 to 160 acres, in Maricopa County, Arizona. I'll go larger for the right piece. Lot splits, rezonings, plats, and assemblages. I also buy ground that somebody else already split. No horizontal development. Outside Arizona: the northern Front Range in Colorado, and San Antonio and Medina County in Texas.

I answer the same day. I'll tell you quickly whether a piece fits, and if it doesn't I'll tell you why so you don't waste time on me. I'm the only decision maker, so there's no committee and no investment committee memo.
